Partners with Directors of Operations and Engineering to deliver controlled, predictable and reliable day-to-day facility and equipment operation and building systems maintenance in support of new and existing manufacturing operations. Responsible for all facility project management, repairs, preventative maintenance, capital equipment and negotiations of contracts and leases within annual budget. Prepares and records business metrics and reports.


* Maintain building site and operations in accordance with relevant regulations and safety codes
* Plans, organizes, and schedules the design, maintenance, construction, renovation, and repair of manufacturing facilities and equipment.
* Ensures compliance with federal, state, and local regulations/code enforcements pertaining to environmental safety.
* Prepares cost estimates for building renovations and/or space allocations. Evaluates completed work and checks for conformance to specifications.
* Plans, designs and oversees the reconfiguration, maintenance, and alteration of equipment, machinery, buildings, structures, and other facilities.
* Coordinates with engineering firms in developing design criteria and preparing layout and detail drawings.
* Prepares bid sheets and contracts for construction and facilities acquisition. Reviews and estimates design costs including equipment, installation, labor, materials, preparation and other related costs.
* Gathers and reviews data concerning facility or equipment specifications, required completion date, and construction feasibility.
* Plans facilities changes for plant, office, and production equipment layouts, working toward economy of operation, maximum use of facilities and equipment, and compliance with laws and regulations.
* Oversee all outside vendors.
* Manages facilities budget.
* Prioritize and finish projects in a timely manner.
* Drive Facilities efforts in support of Lean Manufacturing Concepts.
* Oversees and manages the operational aspects of ongoing projects and serves as a liaison between project management and planning, project team and line management.
* Develops mechanisms for monitoring project progress and for intervention and problem solving with project managers, line managers, clients and other stakeholders.
* Leads the development of project plans, engineering design and analysis for all complex projects.
* Communicate effectively with management and floor staff.
* Update and supports preventive/predictive maintenance on all types of equipment.
* Supports large scale facility projects.
* May supervise other facilities engineering employees; updates timecards, completes bi-annual evaluations, manages vacation schedules, resolves worker grievances or submits unsettled grievances to Management/HR for action.
* Reports business metrics.
* Compiles, stores, and retrieves maintenance data.
* Reviews production and operating reports and resolves maintenance problems to ensure minimum costs and prevent operational delays.
* Develops or revises standard operational and working practices and observes workers to ensure compliance with standards.
* Performs other related duties as required to meet the goals and objectives of the Company.
* Must be able to hear audible alarms for building evacuation and shelter in place and moving equipment.
* Must be able to hear audible equipment alarms and other noises associated with product problems in order to avoid scrap.
* Must be able to communicate in English; written and verbal.

This is an air-conditioned facility with many pieces of equipment that produce heat and/or utilize hazardous/toxic chemicals. The following are potential environmental items encountered: fumes, pinch hazards, energy hazards (e.g. laser light), noise, and/or hazardous/toxic chemicals. Appropriate training is provided and documented based on job placement that complies with OSHA and EPA regulations.

This position includes access or potential access to ITAR and/or EAR technical data. Therefore, candidates will need to qualify as a US Person which is defined as a US Citizen, or a Permanent Resident (Green Card Holder).

ASTM F--2412--2005, ANSI Z41--1999, or ANSI Z41--1991 rated safety toed shoes and clear ANSI Z87.1 safety rated glasses are required for the job.

* Bachelor's degree or equivalent work experience.
* 7 + years' experience in a maintenance position.
* 5-7 years' experience in a Maintenance / Facilities Engineering Management position.
* Project management of multi-million-dollar budgets; experience with green-field facility design, build and start-up preferred. Design and operation of H-4 occupancy facilities a plus.
* Direct experience in specification, installation, operation and maintenance of mechanical, electrical and HVAC systems and equipment.
* Experience supporting microfabrication process equipment facility requirements, installation and qualification; direct experience with cleanroom design and operations preferred (thermal, humidity and particle controls).
* Strong project management skills with proven capability to consistently achieve project objectives.
* Demonstrated experience building and maintaining large world-class industrial manufacturing facilities.
* Experience supporting or managing EH&S activities, preferably with hazardous materials, including permitting process management (air and waste water) and regulatory compliance reporting.
* Interpersonal skills a must and capable to communicate with all level of the organization and with appropriate stakeholders.
* Working knowledge of Microsoft Office and basic computer skills.
* Detail oriented.
* Certified Project Management Professional (PMP) is preferred.
* Certified in Lean manufacturing and/or Six Sigma is preferred.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from management, clients, customers, and the general public.
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Must be experienced with PC's using Windows, MS Office (Word, Excel), AutoCad, Microsoft Project and ERP/MRP software systems. Must be self-motivated and aggressive in the pursuit of facilities and operational deliverables and must be able to function effectively in a very busy environment and willing to work hours (travel) that are outside the norm. Must have exceptional work ethic, and the ability to manage and maximize time and company resources (sales and engineering). Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
