SUMMARY
Partners with Directors of Operations to handle day-to-day facilities and building systems maintenance and operation. Oversees all building project management, repairs, preventative maintenance, capital equipment and negotiations of contracts and leases within annual budget. Prepares and records business metrics and reports. Works directly with all levels of leaders, managers, and subject-matter experts in assigned departments, collecting appropriate data to build and maintain an accurate profile of facility and space needs; understand plant culture, mission, goals, and constraints; manage planning studies for capital projects and programs related to assigned plants; contribute to business cases for projects; and assists and facilitates effective project execution. Engagement in a variety of project types related to the plant needs, including large and small projects, facility improvement requests, infrastructure planning, space planning initiatives, leasing, capital planning and physical building planning.

ESSENTIAL DUTIES AND RESPONSIBILITIES

* Maintain building site and operations in accordance with relevant regulations and safety codes
* Plans, organizes, and schedules the design, maintenance, construction, renovation, and repair of manufacturing facilities and equipment.
* Ensures compliance with federal, state, and local regulations/code enforcements pertaining to environmental safety.
* Prepares cost estimates for building renovations or space allocations. Evaluates completed work and checks for conformance to specifications.
* Plans, designs and oversees the reconfiguration, maintenance, and alteration of equipment, machinery, buildings, structures, and other facilities.
* Coordinates with engineering firms in developing design criteria and preparing layout and detail drawings.
* Prepares bid sheets and contracts for construction and facilities acquisition. Reviews and estimates design costs including equipment, installation, labor, materials, preparation and other related costs.
* Gathers and reviews data concerning facility or equipment specifications, required completion date, and construction feasibility.
* Plans facilities changes for plant, office, and production equipment layouts, working toward economy of operation, maximum use of facilities and equipment, and compliance with laws and regulations.
* Oversee all outside vendors.
* Manage department budgets.
* Prioritize and finish projects in a timely manner.
* Drive Facilities efforts to achieve Lean Manufacturing Concepts.
* Oversees and manages the operational aspects of ongoing projects and serves as a liaison between project management and planning, project team and line management.
* Develops mechanisms for monitoring project progress and for intervention and problem solving with project managers, line managers, clients and other stakeholders.
* Leads the development of project plans, engineering design and analysis for all complex projects.
* Communicate effectively with management and floor staff.
* Update and oversee preventive/predictive maintenance on all types of equipment.
* Supports large scale facility projects.
* Facilitate line movements and successfully execute large program management.
* May supervise other facilities engineering employees; updates timecards, completes bi-annual evaluations, manages vacation schedules, resolves worker grievances or submits unsettled grievances to Management/HR for action.
* Reports business metrics.
* Compiles, stores, and retrieves maintenance data.
* Reviews production and operating reports and resolves maintenance problems to ensure minimum costs and prevent operational delays.
* Develops or revises standard operational and working practices and observes workers to ensure compliance with standards.
* Performs other related duties as required to meet the goals and objectives of the Company.
* Must be able to hear audible alarms for building evacuation and shelter in place and moving equipment.
* Must be able to hear audible equipment alarms and other noises associated with product problems in order to avoid scrap.
* Must be able to communicate in English; written and verbal.

Carries out supervisory responsibilities in accordance with organization policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding, disciplining, and terminating employees; addressing complaints and resolving problems.

WORK ENVIRONMENT/CONDITIONS
This is an air-conditioned facility with many pieces of equipment that produce heat. The following are potential items encountered: fumes, dust, noise, hazardous/toxic chemicals. Appropriate training is provided and documented based on job placement that complies with OSHA and EPA regulations.

PERSONAL PROTECTIVE EQUIPMENT REQUIREMENTS
ASTM F--2412--2005, ANSI Z41--1999, or ANSI Z41--1991 rated safety toed shoes and clear ANSI Z87.1 safety rated glasses are required for the job.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

* Bachelor's Degree in Engineering (Manufacturing, Industrial, Mechanical, Electrical)
* 5-7 years' experience in a Maintenance / Facilities Engineering Management position.
* Project management of multi-million dollar budgets a must.
* Interpersonal skills a must and capable to communicate with all level of the organization.
* Working knowledge of Microsoft Office and basic computer skills.
* Detail oriented.
* Mechanical and electrical knowledge.
* Strong project management skills with proven capability to consistently achieve project objectives.
* Demonstrated experience building and maintaining large world-class industrial manufacturing facilities.
* Certified Project Management Professional (PMP) is preferred.
* Certified in Lean Manufacturing and/or Six Sigma is preferred.

LANGUAGE SKILLS
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

JOB SKILLS/TYPE OF PERSON
Must be experienced with PC's using Windows, MS Office (Word, Excel), Autocad, Microsoft Project and ERP/MRP software system such as Point.Man. Must be self-motivated and aggressive in the pursuit of developing the product line and target market to achieve sales growth and must be able to function effectively in a very busy environment and willing to work hours (travel) that are outside the norm. Must have exceptional work ethic, and the ability to manage and maximize time and company resources (sales and engineering). Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
